Buying a Home in Ontario? Let's Get Your Mortgage in Place
Buying a home is a big decision. Whether you're purchasing your first property, moving into a larger home, downsizing or buying an investment property, understanding your mortgage options is an important part of getting ready.
One of the biggest mistakes buyers can make is waiting until they've found a property before figuring out their financing.
Having a mortgage strategy in place early can help you understand your budget, prepare for the costs involved and move forward with greater confidence when the right home comes along.
I'm Danny Benjamin, a Mortgage Agent Level 2 with Mission35 Mortgages. I work with homebuyers throughout Grimsby, Hamilton, Niagara, Burlington and surrounding communities, helping them understand their financing options and find a mortgage that makes sense for their circumstances.
My approach is straightforward: understand your plans, review the available options and help you make an informed decision.
Thinking about buying a home? Let's talk about getting you prepared.
GET STARTED WITH YOUR MORTGAGE APPLICATION
Before You Start House Hunting, Understand Your Mortgage Options
Before you spend weekends visiting open houses or making offers, it's worth taking some time to understand what your mortgage options look like.
A mortgage pre-approval can help establish a realistic purchasing budget and identify potential financing challenges before you're committed to a property.
When reviewing your situation, I'll consider factors such as:
Your household income and employment situation.
Existing loans, credit cards and other monthly obligations.
Your available down payment and where the funds are coming from.
Your credit history.
Estimated property taxes and heating costs.
Condo fees, if you're considering a condominium.
Your preferred monthly payment and overall budget.
It's important to remember that the amount a lender may approve you for isn't necessarily the amount you should spend.
I want you to understand what you can qualify for while also considering what you're comfortable paying each month.
Getting a Mortgage Pre-Approval
A mortgage pre-approval is a useful starting point when you're preparing to purchase a home.
Depending on the lender and the information reviewed, it can provide an estimate of your borrowing capacity and may include an interest rate hold for a specified period.
A pre-approval can help you:
Establish a potential home purchase budget.
Estimate your mortgage payments.
Understand your down payment requirements.
Identify potential issues with income, credit or existing debts.
Explore mortgage options before making an offer.
A pre-approval is not a guarantee of final mortgage approval. Once you've found a property and have an accepted offer, the lender will need to review the purchase details, property value, supporting documentation and any outstanding conditions.
My recommendation is to start the mortgage conversation early rather than waiting until you're ready to make an offer.
How Much Do You Need for a Down Payment?
Your down payment is the amount of money you contribute toward the purchase price of your home.
In Canada, the minimum down payment depends on the purchase price:
Homes priced at $500,000 or less: Generally, 5% of the purchase price.
Homes priced above $500,000 and below $1.5 million: 5% on the first $500,000 and 10% on the portion above $500,000.
Homes priced at $1.5 million or more: Generally, a minimum of 20%.
If your down payment is less than 20%, mortgage default insurance will generally be required, provided the property and mortgage meet the insurer's eligibility requirements.
Your down payment may come from savings, investments, eligible registered accounts, a qualifying gift from a family member or proceeds from the sale of another property. The acceptable sources and documentation requirements depend on the lender and mortgage program.
You can review the Government of Canada's minimum down payment requirements.
If you're buying your first home, there may also be programs that can help with saving for your purchase. My First-Time Home Buyer's Guide to Buying a Home in Ontario explains some of the programs and considerations in more detail.
Don't Forget About Closing Costs
Your down payment isn't the only money you'll need when purchasing a property.
There are additional expenses that should be included in your budget, such as:
Ontario land transfer tax.
Legal fees and disbursements.
Title insurance.
Home inspection costs.
Appraisal fees, where applicable.
Property tax and utility adjustments.
Moving expenses and initial home maintenance.
If you're purchasing in Toronto, municipal land transfer tax may also apply.
Eligible first-time homebuyers may qualify for certain land transfer tax rebates, subject to the applicable requirements.
The important thing is to plan for these expenses before making an offer so you know how much money you'll need available beyond your down payment.
What Type of Home Purchase Are You Planning?
Every buyer has different goals and financial circumstances. The mortgage solution that works for one person may not be the right fit for someone else.
Here are some of the situations I help with.
Buying Your First Home
Buying your first home can come with plenty of questions. From understanding your down payment to getting pre-approved and preparing for closing, I'll help you understand the mortgage financing side of the process.

Moving Into Your Next Home
Perhaps your family needs more space, you're relocating or you're ready for a different property.
If you already own a home, we'll need to consider your existing mortgage, available equity, outstanding debts and how the next purchase fits into your financial plans.
Downsizing
Moving into a smaller home or condominium can be an opportunity to rethink your housing costs and financial priorities.
Depending on your circumstances, we can explore whether a mortgage is needed and what financing options may be appropriate.
Purchasing an Investment Property
If you're considering buying a rental property, we'll look at the financing requirements, down payment, rental income considerations and how the new mortgage fits with your existing financial obligations.
Investment property financing can have different requirements from an owner-occupied home purchase, so it's important to review the details before moving forward.
Self-Employed Homebuyers
Being self-employed doesn't automatically prevent you from qualifying for a mortgage. However, lenders may assess your income differently depending on your business structure, financial statements and tax reporting.
I'll help you understand what documentation may be required and explore lenders whose mortgage guidelines may suit your circumstances.
Buyers With Credit Challenges
A less-than-perfect credit history doesn't necessarily mean homeownership is out of reach.
Your options will depend on your income, down payment, credit history, property and overall financial situation. In some circumstances, alternative lending options may be worth exploring, although they can involve different rates, fees and conditions.
The best place to start is with an honest review of your situation.
How I Help You Through the Mortgage Process
Buying a home involves several people and moving parts. My role is to help you understand and manage the mortgage financing along the way.
1. Start With a Conversation
We'll discuss what you're looking to buy, your timeline, income, down payment and financial circumstances.
2. Review Your Mortgage Options
I'll assess your information and explore suitable mortgage solutions through the lenders available to me. We'll review rates, terms, payments and mortgage features.
3. Arrange a Pre-Approval
Where appropriate, we'll work toward obtaining a mortgage pre-approval so you have a better understanding of your potential purchasing budget.
4. Find the Right Property
With a clearer understanding of your financing, you can work with your real estate agent to find a property that meets your needs.
5. Submit Your Mortgage Application
Once you have an accepted offer, I'll help prepare and submit your full mortgage application and supporting documentation to the lender.
6. Work Toward Closing
I'll help coordinate the mortgage requirements with the lender and your real estate lawyer, keep you informed of outstanding conditions and work toward getting your financing in place for closing.
Every purchase is different, and timelines depend on the lender, property and complexity of the application.

Frequently Asked Questions About Buying a Home
Should I get pre-approved before looking at homes?
Ideally, yes. A pre-approval can help you understand your potential borrowing capacity, estimate your payments and identify potential financing challenges before you make an offer.
Does a mortgage pre-approval guarantee approval?
No. A pre-approval is an initial assessment, not a guarantee. The lender will still need to review your complete application, verify your financial information and assess the property before providing final approval.
How much down payment do I need in Ontario?
The minimum depends on the purchase price. For eligible homes priced at $500,000 or less, the minimum generally starts at 5%. Different requirements apply to higher-priced properties. A down payment below 20% will generally require mortgage default insurance, subject to eligibility.
Can I buy a home if I'm self-employed?
Yes. Self-employed borrowers can qualify for mortgages, although lenders may assess income differently and request additional documentation. The right approach depends on how your business is structured and how your income is reported.
Can I get a mortgage with bad credit?
Possibly. Your options depend on your credit history, income, down payment and overall financial circumstances. Some alternative lenders may consider applications that don't fit traditional bank guidelines, but the costs and conditions may differ.
Do I have to get my mortgage from my own bank?
No. You can explore mortgage options through different banks, credit unions, mortgage companies and other lenders. Working with a mortgage agent can help you compare suitable options from multiple lending partners.
Can you help me if I'm not a first-time homebuyer?
Absolutely. I work with first-time buyers, repeat buyers, homeowners moving to a different property, downsizers, self-employed borrowers and investment property buyers.
Does it cost anything to speak with a mortgage agent?
An initial conversation is an opportunity to discuss your plans and understand your options. Compensation and any applicable borrower fees depend on the mortgage and lender. Any fees payable by you will be explained and disclosed before you enter into an agreement.
Let's Get You Ready to Buy a Home
You don't need to have everything figured out before reaching out.
